How Does It Work

With your goals, objectives and priorities in mind, the structure of our management solutions and lease agreements are based on considering both the current and potential performance of your establishment.

We offer a tiered approach, customising solutions that address the operational needs and the lifestyle character of your property.

For the hands-on owner and/or Manager:

We offer various management solutions short-, or long-term support by assessing the performance of your property and establishing the right solution, strategy, support and/or action plan.

Fees are tailored to the solution and support services selected specifically for your property requirements. Certain support services are a fixed fee tailored to your establishment whilst certain result-driven solutions are structured on a tiered approach, based on an agreed-upon percentage of achieved room revenue produced and achieved operating results, through the efforts of THE NEST COLLECTION.

For the investor and owner who likes to be a little less involved or who wants to watch from the sideline:

We are able to assist you as the owner and/or the current General Manager with any aspects of management or we can take over the overall aspect of management, facilitating everything from reservations and operations to communications and marketing.

All agreements are tailored to the property’s best interests.

The fee is structured in the following parts:

  • Management and reservations fee: this is structured on a tiered approach, based on an agreed-upon percentage of achieved room revenue produced and achieved operating results, through the efforts of THE NEST COLLECTION. We do well, when you do better.
  • Pre-determined incentive fee: agreed upon in advance and payable only when goals and revenue were exceeded and better results were achieved.

We also offer lease-to-operate agreements, whereby we lease the establishment from you and manage it for both your and our profit. An evaluation will be done to see whether the establishment meets the criteria and characteristics of THE NEST COLLECTION. Our detailed analysis will focus on historical data, quality of the guest offering, condition of fixtures, fittings, and equipment. If the overall operational-, structural-, sales- and marketing forecast and future viability have been evaluated and approved, a turnover-based lease agreement will be considered.
